We are continuing to prioritise emergency repairs. This means that, due to the impact of COVID-19, there are delays to our planned improvements programme. We apologise for any inconvenience caused and appreciate your ongoing patience.
Each year we spend more than £30m repairing, improving and maintaining homes.
In 2020-21, as part of our planned improvement programme, we:
- Fitted new kitchens in 289 homes
- Carried out 507 new boiler installations, helping to cut energy bills for customers
- Replaced bathrooms in 378 homes and fitted 40 wet rooms
- Rewired 127 homes
When will you improve my home?
Our home improvement programme work to replace kitchens, bathrooms, boilers and external doors is based on the age of the components within your home, as shown below:

If your fixtures do not fit the age criteria, they will continue to be repaired until sufficiently old enough for replacement and when our team is next in your area.
To ensure that we use all of our resources as efficiently and effectively as possible, our teams carry out planned improvement works one area at a time. So instead of fitting a kitchen in one location one week and then a completely different area the next, they replace all kitchens meeting the age criteria in a particular street, at the same time.
Please note – as your landlord we have important legal duties to help keep you and your family safe. If you do not give us access to your home for essential safety checks to be undertaken, we cannot carry out any planned improvements at your home and only emergency repairs will be completed until these checks have been done.
What if I don’t know the age of my kitchen, bathroom, boiler or external doors?
When your kitchen, bathroom, boiler or external doors are due for replacement there is no need to call us. We will contact you well before our teams are working in your area.
How long will it take for you to carry out my home improvement?
The timescale for installation will depend on what improvement work we are carrying out.

Will I have time to prepare for the work?
Yes – we will give you plenty of notice. If you are having a new kitchen or bathroom installed, you will be given the opportunity to choose from a range of fixtures and fittings, including wall and floor tiles.
What is the home MOT programme?
Our MOT programme makes sure that every home within a neighbourhood has an MOT every five years to tackle minor external repairs and decorative work.
An extensive schedule of work is undertaken during a home MOT:
- Gutter cleaning and repair
- Front and back door cleaning
- Soffit and fascia minor repairs and decorating
- Path and slab re-levelling to front and rear
- Fencing repairs
- External window and door paintwork
- Window handles, hinges and closure repairs
- Broken or misted window glass repair
- Damp proof course and bridging repairs, where identified
Do I have to give you access to my home for you to carry out improvement work?
It’s really important that you let us carry out planned improvements to your home as we cannot guarantee that we will be able to continue to source and repair old parts. This could lead to your home having mismatched replacement parts and it taking us much longer to complete repairs.
