Electrical inspections

As your landlord, we have a legal duty to carry out an electrical inspection at your home every five years, to make sure that any electrical installations are safe for you and your family.

Why does my home need an electrical inspection?

As your landlord we have important legal duties and obligations. Most of these responsibilities involve safeguarding you, your home and family.

By law, we must carry out a regular electrical maintenance inspection to make sure your property is safe.

There is no charge to you for the electrical inspection, which is a straightforward process.

Most importantly, the safety check will help to keep you and your family safe.

Who will carry out the electrical inspection?

Our contractors, Property Plus will undertake the electrical inspection in your home.

Following completion of the electrical test undertaken by Property Plus you may be contacted by our partner Morgan Lambert, who undertake random quality control inspections on the tests that have been carried out.

Do I need to do anything to get ready for the inspection?

Please ensure that somebody aged 18 or over is at home during the inspection, which takes around three hours to complete.

Our contractors will need clear access to your fuse board and the majority of your electrical sockets/outlets.

You will also need to keep any pets out of the rooms and areas that our contractors are working in.

What happens if I don’t allow an electrical inspection?

It is your responsibility, under the terms of your tenancy agreement, to give us access to your home to carry out this work.

If you fail to keep your appointment, or do not give us 48 hours cancellation notice, we may seek to recover from you the £25.00 cancellation fee that we are charged by our contractors.

Last year, failed appointments cost our organisation more than £64,500. This wasted money could have been spent upgrading kitchens, bathrooms and other home or property improvements.

If our contractors can’t get access to your home for any reason, we may serve you with a notice seeking possession for breaking these terms. Legal action may also need to be taken for us to gain access.

Electrical safety tips

  • Do not attempt any DIY with electricity
  • Only approved permission requests for electrical alterations can be undertaken by registered and insured electricians
  • Report any electrical fault or defect outside of inspections by calling our customer services team on 0800 048 8955
  • Only buy reputable goods that meet safety standards, such as CE marked goods
